The First Things We Look At When Designing a New Home

Every new home starts with a blank sheet of paper. But no two projects ever begin in the same place.

At AR Design Studio, we don't believe in applying a signature style or a standard formula to every project. Instead, each home is shaped by its setting, the people who will live there, and the unique opportunities the site presents.

So, before we start sketching floor plans or discussing materials, what are the first things we look at?

The Site

The land will always tell us where the building wants to sit.

We spend time understanding the topography, existing trees, views, neighbouring properties and the surrounding landscape. Is there a natural high point that deserves to be celebrated? Is there a mature woodland that should frame the house? Could the building be embedded into the landscape to reduce its visual impact?

Every decision begins with understanding what makes the site special.

Rather than forcing a design onto the land, we allow the architecture to grow from it.

Light Throughout the Day

Natural light has an enormous influence on how a home feels.

We study how the sun moves across the site from morning through to evening. This helps us position key living spaces where they'll benefit most from daylight while considering shading where overheating could become an issue.

A well-designed home isn't simply bright, it creates different qualities of light throughout the day. Morning sun in the kitchen, afternoon light filling family spaces, and evening sunlight reaching a terrace can completely transform how a home is experienced.

How You Actually Live

One of the most important parts of the design process happens before we've drawn anything.

We spend time getting to know you.

How do you use your home today? How do you entertain? Do you work from home? Is cooking a social activity? Do you have young children, older children or are you planning for the future?

Understanding your routines allows us to create spaces that feel intuitive rather than simply impressive.

Beautiful architecture should make everyday life easier.

Views - Both In and Out

A home should connect with its surroundings.

We carefully identify the views worth celebrating and those we'd rather screen or soften. Sometimes the best view isn't the obvious panoramic landscape, it might be a mature oak tree, a courtyard garden or even changing light across a meadow.

We also think about what people experience as they move through the house.

Creating moments of surprise, framed vistas and visual connections between spaces gives a home richness that can't be achieved through decoration alone.

Privacy

One of the biggest challenges when designing a home is balancing openness with privacy.

Large areas of glazing can create wonderful connections to the landscape, but only when they're carefully positioned.

We consider neighbouring properties, roads, public footpaths and approaches to the house to ensure your home feels open where it should and private where it matters most.

Good design means never feeling overlooked, even in highly glazed spaces.

Planning Opportunities and Constraints

Every site comes with its own planning considerations.

Whether it's Green Belt, an Area of Outstanding Natural Beauty, conservation constraints, heritage assets or local planning policies, understanding these from the outset helps shape a design that's both ambitious and achievable.

Our early work isn't about limiting ideas, it's about identifying opportunities and creating a strategy that gives your project the greatest chance of success.

The Journey Through the Home

A memorable home isn't just about individual rooms.

It's about how those spaces connect.

We think carefully about arrival, first impressions, transitions between public and private spaces, changing ceiling heights, framed views and how the house reveals itself over time.

The best homes don't show you everything at once, they unfold gradually, creating moments that continue to delight for years.

Longevity

We consider how your needs might change over the coming decades. Flexible spaces, adaptable layouts, robust materials and energy-efficient design all help ensure your home remains enjoyable and relevant well into the future.

What makes this site unique?

How can we maximise natural light?

How does this family want to live?

What experiences should this home create?
